Design Features: 85 Design has completed The TH Villa Hoi An in Vietnam, a coastal villa conceived as both a family retreat and a flexible hospitality-oriented residence. Located on Nguyen Phan Vinh Street in Tan Thanh, Hoi An, near the transition zone of the city’s heritage core, the 610-square-metre project sits within a seaside setting where domestic life, guest accommodation and the surrounding seascape are intended to coexist.

The coastal condition brings a demanding set of constraints: intense western sun, high humidity, seasonal winds, salt-laden air, and strict planning controls on building coverage, height, number of floors and pitched-roof form. Rather than treating these rules as limitations, the design translates them into decisions about spatial organization, shading, structure and roof profile.

The villa is arranged across a basement, ground floor, upper bedroom level and attic level. Parking, storage and technical spaces are placed below ground, increasing usable area without adding visible mass above grade. This allows the ground floor to remain dedicated to shared family life, with living, dining and kitchen spaces opening directly toward the swimming pool, garden, outdoor dining area and beach-facing landscape.

A key structural decision is the use of a post-tensioned slab at the upper level. By enabling longer spans and reducing the need for intermediate columns and load-bearing walls, the system creates a continuous social floor at ground level. When the folding glass doors are opened, the interior extends directly into the pool terrace and garden, forming one uninterrupted space for daily use, family gatherings and larger parties.

The upper floor contains four bedrooms, including sea-facing rooms designed with the independence of boutique hospitality units. Private bathrooms, minibar areas, large openings and connecting-room configurations allow the villa to accommodate multi-generational families, guests with children, or future room-by-room rental use without requiring major changes to the spatial layout.

On the west-facing facade, a secondary screen of corrosion-resistant steel louvers reduces afternoon heat gain while maintaining ventilation, filtered views and privacy. In selected areas, the louver system expands into hammock decks, transforming the facade into an inhabitable shaded zone. Planting along the upper levels and roof edges further softens the transition between the villa and its coastal environment.

The attic level occupies the full volume beneath the pitched roof and forms the most private retreat within the house. It includes the primary suite, open bathing areas and a relaxation zone oriented toward panoramic sea views. At the sea-facing edge, an infinity pool is positioned close to the facade so that its water surface visually merges with the horizon, while a smaller landscape pool creates a cascading overflow down toward the main pool at ground level.

Technically, the project uses a prefabricated steel roof structure, autoclaved aerated concrete roof panels, XPS insulation, Low-E glazing and integrated solar photovoltaic panels to reduce structural weight, heat transfer and operational energy demand. The pitched roof and undulating facade screen draw from the image of a bird moving above the sea, but they remain direct responses to planning requirements, climate and the need for usable shaded outdoor space.

Ultimately, The TH Villa Hoi An brings together family living, coastal leisure and future hospitality flexibility. Its value lies not in producing a spectacular resort image, but in using structure, shade, water, planting and adaptable room arrangements to make a seaside villa work across daily domestic life and possible long-term operation.

For The TH Villa Hoi An, To Huu Dung served as lead architect, with Thai Thanh Luu on the technical team and Nguyen Le Truong An on the design team. Structural work was carried out by SCie, and Antcons served as general contractor. The project extends 85 Design’s interest in tropical climate response, natural ventilation, shading systems and flexible living patterns, translating these concerns into a coastal residence that can support both family use and hospitality-oriented occupation.
